Following is general outline specification: (Revised 4-21-14)
Standard spread footing. Reinforced concrete minimum 12” thick 24” wide. 36” minimum depth from grade level.
If the Client wants to add basement then the basement floor to first floor height will be 12 feet. Basement wall will be 12” or 16” reinforced CMU or reinforced poured concrete wall as per structural engineers design based on the soil condition.
12”x16” CMU (or poured concrete wall) wall approximately 3’-6” to 4’-0” high from grade level.
Rigid insulation minimum 18” deep below grade along the inside face of CMU
Cultured stone (match existing color and texture and size) outside.
4” thick concrete floor slab 6×6 10:10 w.w.f., on crushed stone and compacted soil fill with rigid insulation along periphery.
6” wood stud walls with 5/8” ply wood exterior sheathing. R-19 insul 5/8” GWB (abuse resist up to 4’ high on interior wall faces)
Exterior wall finish. Hardy plank siding or stucco (dryvit) finish.
Anderson double insulated, double hung windows.
2×2 acoustic ceiling tiles (recessed metal grids) and GWB ceiling.
OSB sheathing over prefabricated wood trusses. Fiber glass roof shingles. (min.30 yrs)
R-38 roof insulation
Ceramic tiles in lobby and rest rooms. Main area 12”x12” VCT (allow three shades)
